How the estimate is built
The starting point is the job itself, because "chimney repair" covers work that differs by a factor of thirty — a cap at $175 and a rebuild at $7,000 are both chimney repairs. That base range is then adjusted for roof access, since height and pitch add real labour to every job at the top of a chimney, and for flue count, since each flue is an independent system needing its own sweep, inspection, and liner.
The last question is a condition proxy. Creosote hardens with time, and deferred findings compound — a chimney last serviced five years ago is statistically more likely to need a crown repair, a cap, and a heavier clean than one done last spring. What the calculator cannot tell you
It cannot see inside your flue, and that is the single largest unknown in chimney pricing. The most common reason a real quote lands above a calculator estimate is a camera scan finding cracked or displaced liner tiles — which are invisible from the firebox, invisible from the top, and a $1,500 to $5,000 problem when they turn up.
It also cannot tell you whether you need the work at all. A crown with hairline surface cracks gets sealed for a few hundred dollars rather than recast for a few thousand, and that distinction needs a photograph from the roof. Why does roof access change the price?
Because most chimney work happens at the top of the chimney, and getting there safely is a real part of the labour. A single-storey ranch with a shallow pitch is straightforward. A three-storey roof, a steep pitch, or slate that cannot be walked on may need staging — and that is the same repair at a materially different price.
Why does the number of flues matter?
Each flue is an independent system. It needs its own sweep, its own inspection, and its own liner if relining is involved. Caps and crowns scale too — a multi-flue cap runs $400 to $900 against $175 to $400 for a single. What you should never accept is being charged for multiple flues and having only one actually serviced.
Why does service history add to the estimate?
Because creosote hardens. A season of light flaky buildup brushes off in a routine sweep; two or three missed seasons lets it harden into deposits that need rotary equipment or chemical treatment, at two to four times the price. Skipping sweeps does not save money — it converts a small recurring cost into a large one-off cost.
