Relining a chimney means installing a new continuous liner inside the existing masonry shaft — almost always stainless steel — because the original clay tile has cracked, deteriorated, or is the wrong size for what now vents into it. What the liner does, and what happens when it fails

When it fails, all three fail together. A crack in a clay tile is a path for heat and gas into the wall cavity — the mechanism behind most chimney-related structural fires and a common source of carbon monoxide entering living space. Gaps in the tile joints let acidic condensate into the brick, which then spalls from the inside. And a broken liner rarely drafts properly, so you get smoke in the room as well.

This is why a cracked liner is the one finding we will tell you not to burn on. Most chimney defects are a matter of degree and timing. That one is not.

Why so many Syracuse chimneys need it

Three reasons, and they stack.

The first is age. Clay tile has a service life, and a large share of Onondaga County housing was built between the 1900s and the 1950s with original tile that is now seventy to a hundred and twenty years old. Tile does not fail gracefully; it cracks along the joints and eventually shifts.

The second is freeze-thaw. Syracuse is one of the snowiest metropolitan areas in the country, and the relevant part is not the snow total but the cycling — repeated crossings of freezing point through the season. Water absorbed into masonry and into tile joints expands every time it freezes. Over decades that is a mechanical process working the chimney apart from the inside, and it is why liner failure here outpaces the same-age housing in a milder climate.

The third is fuel conversion. When a house switches from oil or from an old atmospheric gas furnace to a modern high-efficiency unit, the new appliance often vents through a side wall in PVC — leaving the water heater alone in a masonry flue built for something many times its output. Exhaust from a single water heater cannot keep a flue that size warm, so it condenses on the way up, and the acidic condensate destroys clay tile from within. A great many of the failed liners we scan in this market failed because of an efficiency upgrade nobody connected to the chimney.

Liner options, honestly compared

  • Stainless steel, flexible. The standard answer for most residential relines. Fits offsets and bends, installs in a day, and carries a manufacturer warranty that is typically lifetime for the material when installed to spec and used with the fuel it is rated for. 316-grade for wood and oil; 304 is adequate for gas only.
  • Stainless steel, rigid. Slightly better airflow and durability where the flue runs straight. Cheaper per foot, but only usable on a straight shaft, which rules out many older chimneys.
  • Cast-in-place. A cementitious liner poured around a form inside the existing flue. It reinforces the whole structure, which makes it the option worth considering when the masonry itself is marginal. More expensive and more disruptive, usually $4,000 to $10,000.
  • Clay tile replacement. Traditional and durable, but installing it means breaking into the chimney to remove the old tile section by section. On most homes the labour makes it more expensive than stainless with no practical advantage.

Sizing is the part that goes wrong

A liner that is too large is as much of a problem as one that is too small, and it is the more common error. Combustion gases need to stay hot enough to keep rising; give them too much cold surface area and they cool, slow, and condense. That is how an oversized flue produces both creosote in a wood system and tile-destroying condensate in a gas one.

Correct sizing comes from the appliance manufacturer specification and the flue height, not from whatever will fit down the hole. When a reline is quoted without anyone asking what appliance is connected, the sizing has not been calculated.

This matters especially in insert installations. A wood insert vented into a full-size open-fireplace flue, with no liner connecting the appliance outlet to the top, is a configuration we still find regularly. It burns badly, deposits creosote heavily, and does not meet the appliance listing.

Insulation, and why it is not an upsell

Most stainless relines should be insulated — either with a wrap applied to the liner before it goes down, or with vermiculite-based pour-in mix around it once it is in place. Two reasons. It keeps flue gases hot, which is the whole basis of good draft and low creosote. And it maintains the clearance to combustibles the liner listing requires, which in an older chimney with framing tight against the masonry is frequently the difference between a compliant installation and one that is not.

Insulation typically adds $300 to $800. There are chimneys that genuinely do not need it — an interior flue with generous masonry around it, venting a mid-efficiency gas appliance. There are many more where a quote that omits it is cheaper because it is doing less.
