Material cost alone. Installation, insulation, top plate, cap, and appliance connection are additional — and on clay tile the installation is most of the total, because the old tile must be broken out section by section.

Stainless grade: 304 vs 316, and why it matters

This is the specification detail most likely to be wrong in a cheap quote, and it is invisible once the liner is in the chimney.

304 stainless is rated for gas appliances. It handles the temperatures and the moisture of gas exhaust, and it is cheaper. 316 stainless contains molybdenum, which gives it substantially better resistance to the acidic and corrosive by-products of burning wood, oil, and coal. For any solid fuel, 316 is the correct specification — and using 304 instead saves a few hundred dollars against a liner that will not last and a warranty that will not apply.

Aluminium deserves a specific warning. It is cheap, it is sold, and it is rated only for certain low-efficiency gas appliances. Put aluminium in a wood-burning flue and it will fail — potentially during a chimney fire, which is the worst possible moment for a liner to fail.

Ask for the grade in writing. "Stainless steel liner" on a quote does not distinguish a $500 material from a $1,000 one, or a compliant installation from a non-compliant one. The manufacturer warranty depends on the correct grade being used with the fuel it is rated for.

Rigid is marginally better where it fits. On older chimneys it usually does not fit — offsets and bends are common, and that is what flexible liner exists for.

Insulation is part of the specification, not an upsell

Most stainless liners should be insulated, either with a wrap applied before the liner goes down or with a vermiculite-based pour-in mix around it once in place. Budget $300 to $800.

Two reasons, both structural rather than commercial. Insulation keeps flue gases hot, which is the entire basis of good draft and low creosote — an uninsulated liner in a cold exterior chimney recreates the condensation problem you were trying to solve. And it maintains the clearance to combustibles that the liner listing requires, which in an older chimney with framing tight against the masonry is frequently the difference between a compliant installation and one that is not.

There are chimneys that genuinely do not need it — an interior flue with generous masonry around it, venting a mid-efficiency gas appliance. There are many more where a quote that omits insulation is cheaper because it is doing less.

Sizing: the error that costs the most

A liner that is too large is as much of a problem as one that is too small, and it is the more common mistake.

Combustion gases need to stay hot enough to keep rising. Give them too much cold surface area and they cool, slow, and condense — which produces creosote in a wood system and tile-destroying acidic condensate in a gas one. Correct sizing comes from the appliance manufacturer's specification and the flue height, not from whatever will fit down the hole.

If a reline is being quoted and nobody has asked what appliance is connected, the sizing has not been calculated. That is the question to ask before you compare prices.

Do you need a new liner, or a repair?

Worth asking, because the answer is sometimes the cheaper one and it will not be volunteered by everyone.

  • Joint-sealing systems applied from inside can restore a flue where the tiles themselves are sound but the mortar joints between them have washed out. Considerably cheaper than a full reline.
  • A full reline is necessary once tiles are cracked, spalled, or displaced — sealing cannot restore a broken tile.
  • Cast-in-place makes sense where the masonry structure itself is marginal, because it reinforces the whole chimney rather than just lining it.
